What type of properties does One Village manage?

One Village manages both residential and commercial properties. We manage single-family houses, condos, multi-family properties, and large commercial assets.

Why should I use a property manager to manage my property?

We are pros at managing properties. We have the systems, know how, contacts, and resources to effectively and efficiently run your investments like a business. Our services are tailored to your needs. We make your life easier by taking care of the day-to-day tasks so you can have more time growing your real estate portfolio.

Are you licensed?

Yes, One Village has licensed real estate brokers and licensed leasing agents.

How is rent collected?

Rent is collected through our Online Renter Portal. Rent reminders are emailed/ texted to tenants prior to the first of the month. While we do allow renters to pay via check, we strongly recommend tenants use our Portal.

What is your tenant screening process and requirements?

One Village understands how important tenant screening is. Because of this, we thoroughly check the prospective tenants credit, background check, criminal check, landlord verification, and employment verification. Our requirements are typically 650+ credit score and 3x’s the gross rent.

Do you sell real estate too?

Yes, we are active in buying and selling real estate to serve our clients through the whole investment process. We are able to sell your property quicker through our vast network of buyers and investors!

How long are the tenant lease agreements?

We do everything in our power to have the lease agreement end during prime rental months to ensure low vacancies. That said, most of the lease agreements are 12-months.

How soon can you start managing my property?

We are able to get your property under management within 2 days of our property meeting.

Who holds the tenant security deposits?

If we collect a security deposit from the tenant, per North Carolina law, all security deposits are held in a trust account. If we collect a non-refundable move-in fee instead, this is sent to you at lease signing.

How long have you been managing properties?

We have collectively been managing properties for over 14 years.

What is your occupancy rate?

We are consistently over 96% occupied at any given time.

On average, how long does it take you to fill a vacancy?

On average, 1 -2 weeks but this depends on factors such as location and time of year. We do everything in our power to get the vacancy filled quickly.

Do you have an in-house maintenance crew or do you contract out? Is work billed to me at cost or cost plus your additional fee?

We have handymen and contractors who are independent from us. We do not charge any additional fees to use our services so work is billed at cost to owner. We also give the owner the option to use their own handymen if they wish.

Do you require that any contractor/vendor you use be licensed/bonded/insured?

Yes, we also ask for best bids from our contractors. Sometimes we may have to bid out the job; in those cases we get 3 different bids.

Do I need to give approval for certain repairs?

Yes, if price exceeds $200, we obtain approval from you first. Most owners don’t want to be bothered with small details for maintenance issues. However, all expenses are itemized in the monthly statement.

Are you able to oversee the remodel at my property?

Yes, we offer construction management that oversees all remodel projects. We are able to get contractor quotes, manage the contractors throughout the process, and supply you with routine updates and photos.

Fees

How much do your services cost?

Our One-Time Setup Fee: $250/door.

Ongoing Property Management: 10% fee of the collected rent each month.

Construction Management Fee: 5% of the total remodel cost. This is only if you would like us to oversee the remodel process, we do not charge a fee for regular maintenance.

We do not charge any other fees such as lease renewal fees or additional marketing fees!

What is the charge for signing a new lease or lease renewal?

None, we only get paid on the collected rent each month!

If the property is empty, do you charge the monthly fee?

No, we only get paid if you get paid! Simple.

Do you charge to file an eviction? If so, how much?

Yes, we charge what the attorney charges us. This typically ranges from $200 to $500 depending on if there is a second trial.

What is the average eviction cost & time in this area?

Ranging from $200 - $500 and can take up to 45 days. However, it depends on the current lease as leases update on a yearly basis. So, if the lease used is older, attorneys will charge extra to go over them.

Do you charge to turn on utilities?

Utilities are under the owners’ name until the tenant moves in. We ensure utilities stay under the tenants’ name during the duration of lease OR we can activate under the property management name; however we would charge all fees billed by utility company + a $25 fee from us to the owner.
